BS 5839-6 Explained: What “Grade” and “Category” Mean for New Builds
Picture two new build houses on the same street. Both have smoke alarms. Both have a completion certificate. Only one of them will wake its occupants before the hallway fills with smoke. The difference isn’t the brand of alarm on the ceiling, it’s whether the system was specified against BS 5839-6 and against which Grade and Category.
BS 5839-6:2019+A1:2020 is the British Standard covering the design, installation, commissioning and maintenance of fire detection and fire alarm systems in domestic premises (houses, flats, bungalows and supported housing). Its commercial counterpart, BS 5839-1, covers offices, warehouses and other non-domestic buildings, so if you’ve ever seen the two numbers used interchangeably, that’s the distinction.
The standard isn’t law. But it’s the document Approved Document B points to, the one Building Control expects to see referenced on completion certificates, and the one that determines whether a housebuilder’s fire strategy holds up. Two ideas sit at its core:
- Category defines where alarms go and how much of the home they cover, from full-property coverage down to escape routes only.
- Grade defines how the alarms are powered, from mains-fed, tamper-proof systems down to standalone battery units.
Get one right and the other wrong, and you’ve still got a compliance gap, a well powered system in the wrong rooms is no better than a comprehensive layout running on batteries nobody remembers to change.
Category: how much of the home is protected
There are three categories: LD1, LD2 and LD3. Each one answers a slightly different question about how early a fire needs to be caught.
- Category LD1 is the maximum coverage option. Smoke or heat alarms go in every circulation space (hallways, landings) and in every room where a fire could realistically start (bathrooms and toilets are the main exclusion). It’s the specification you’d expect in HMOs, supported housing, sheltered housing and larger or higher-risk homes, where early warning from any room matters because escape routes may be longer or occupants less able to self-evacuate.
- Category LD2 covers circulation spaces plus the rooms where fires are statistically most likely to start in the kitchens, living rooms, utility rooms. This is the category most specified across the new build sector today and for good reason: it catches a fire at its source rather than waiting for smoke to reach the hallway.
- Category LD3 is the base layer alarms that are located in hallways, landings and escape routes only. It will alert occupants once smoke reaches those spaces, but it won’t detect a fire that starts and grows inside a closed room until it spreads. It’s the minimum category, not the recommended one.
Grade: How the alarms are powered
Grade is a separate axis entirely, running from A (full panel based systems with dedicated wiring, more typical of commercial buildings) down to F (battery-only, standalone). For volume housebuilding, the practical conversation almost always lands on Grade D or Grade F.
Grade D1 mains powered alarms with a tamper-proof, non-replaceable backup battery, typically a sealed 10 year lithium cell. Nobody can remove the battery, swap it for the wrong type, or simply forget to replace it. That’s precisely why it’s increasingly the preferred specification for rented and new build stock: it takes human error out of the maintenance equation entirely.

- Grade F1 and F2 are standalone or interconnected alarms running purely on batteries, with no mains connection: F1 tamper-proof, F2 user-replaceable. These are only appropriate in existing owner occupied single family homes with no major work taking place. They have no place in a new build.

What the regulations require and what’s better practice
Here’s where it’s worth being precise, because the two numbers get conflated a lot. Approved Document B sets the legal minimum for new dwellings at Grade D2, Category LD3 mains-powered alarms with a replaceable battery, in the escape routes only.
But BS 5839-6 and most of the industry now push further than that baseline. Grade D1, Category LD2 as the practical standard for new build and rental properties: tamper-proof power backup (so nobody accidentally disables it) plus coverage in the kitchen and living room (so a fire is caught where it’s most likely to start, not just where it’s already spread to). Many housebuilders and social landlords now specify to this higher bar as standard, treating the Approved Document B figure as a floor rather than a target.
For any GL specified new build, the practical takeaway is simple: meeting Building Regs means D2/LD3, but a fire strategy built to last and easier to defend at handover means designing to D1/LD2 from the outset.
In practice: where the gap usually shows up
A recurring issue on new build sites isn’t the alarm hardware; it’s the design step. Housebuilders frequently instruct electrical contractors to install to Category LD3, without a formal design certificate confirming that decision against the actual layout of the home. The result: kitchens and principal living rooms, the rooms most likely to be the fire’s point of origin and are left without detection. The completion certificate still references BS 5839-6 compliance even though the design behind it was never properly assessed.
The fix isn’t more expensive alarms. It’s closing the gap between “installed” and “designed”: confirming Category and Grade at the design stage, issuing the design certificate the standard requires and treating Grade D1/LD2 as the specification to build toward rather than an upgrade to discuss later.
Every new build dwelling should meet Grade D2, Category LD3. But “meets the minimum” and “well protected” aren’t the same claim. Specifying to Grade D1, Category LD2 closes the two most common gaps in new build fire strategies – unreliable battery maintenance and undetected kitchen or living room fires, without a material jump in installation complexity.
